In August 2026, Mijas’s municipal asking-price index was about 25% below Estepona’s and 38% below Marbella’s, and below the Málaga province average. All eleven Mijas district figures were below the Estepona and Marbella averages. Within the municipality, the coast around La Cala and El Chaparral asks the most, and Campo de Mijas and Mijas Golf the least: La Cala de Mijas’s district figure was about 1.56 times Campo de Mijas’s.

The municipal figure is not a simple average of the districts shown here: idealista combines local medians using geographical weights, after filtering and removing duplicate listings (methodology (opens in a new tab)).

District figures describe broad patterns, not individual properties. Asking-price indices and recorded sale prices describe different sets of homes; the gap between them should not be read as the discount a buyer can expect to negotiate.

New homes. New homes accounted for 337 of the 3,190 home purchases recorded in Mijas in 2025, or 10.6% (IECA (opens in a new tab)). On 6 October 2026, idealista’s Spanish-language search displayed 87 new-development advertisements in Mijas, with the largest counts in Las Lagunas, Calaburra - Chaparral and La Cala Golf - Lagar Martell (idealista (opens in a new tab)); these are advertisements, not a count of distinct projects or homes.
