Fuengirola and Mijas are neighbours: Las Lagunas and the Mijas coast run right up to Fuengirola’s town limits, and many buyers look at both. Fuengirola is a compact seaside town built around its beaches, its promenade and its train stations; Mijas is a large municipality that combines a white village, beach neighbourhoods and golf communities. They share the same airport and the same general purchase-tax rates, and differ in price, in space and in pace.
Fuengirola had 85,211 registered residents on 1 January 2025, against 95,104 in Mijas (INE (opens in a new tab)). Mijas covers 148.77 km², against Fuengirola’s 10.36 km² (IECA municipal-area figures, 2019).

Mijas’s municipal asking-price index was €3,711 per m² in August 2026, about a sixth below Fuengirola’s €4,451. Applying the two indices to an illustrative 90 m² home gives €333,990 in Mijas and €400,590 in Fuengirola, a difference of €66,600 before taxes and fees. Las Lagunas, next to Fuengirola, asked €3,323 per m², about a quarter less than Fuengirola’s municipal average and close to Fuengirola’s Centro Ciudad district (€3,330).
Same general purchase-tax rates
Both municipalities are in Andalucía, so the general purchase-tax rates are the same: 7% transfer tax (ITP) on a resale home, or 10% VAT plus 1.2% Andalusian stamp duty (AJD) on a typical new home bought from a developer. On an illustrative 90 m² resale home at the two municipal averages, the 7% transfer tax would be about €23,380 in Mijas against about €28,040 in Fuengirola, assuming the purchase price is the taxable base and no reduced rate applies. Local property taxes can differ: the published ordinary urban IBI rate is 0.4826% in Mijas and 0.50% in Fuengirola (Mijas (opens in a new tab); Fuengirola (opens in a new tab)). The rate alone does not determine the annual bill: cadastral assessments and reliefs differ, and Fuengirola offers a 30% subsidy to qualifying registered residents (Ayuntamiento de Fuengirola (opens in a new tab), September 2026).

What Mijas offers
More space for the money. At the August 2026 indices, €300,000 equates to about 81 m² across Mijas against 67 m² in Fuengirola, and about 90 m² in Las Lagunas, next door. Las Lagunas also offers the 27-hectare Gran Parque (Ayuntamiento de Mijas (opens in a new tab)).

A wider choice of settings. Mijas has around fourteen times Fuengirola’s municipal land area, bringing a hillside village, coastal neighbourhoods and inland golf communities into the same municipality, close to Fuengirola’s services.
Fuengirola on the doorstep. Its train stations, shops and seafront are a short drive or bus ride from Las Lagunas and the Mijas coast.
What Fuengirola offers
The train in town. Fuengirola has four C1 stations, Fuengirola, Los Boliches, Torreblanca and Carvajal (Turismo Fuengirola (opens in a new tab)), and Aena gives about 34 minutes from Fuengirola station to Málaga airport (Aena (opens in a new tab)).
A compact seaside town. Fuengirola’s town hall describes seven kilometres of urban beaches, and its four beach areas, Boliches-Gaviotas, Carvajal, Castillo-Ejido and Fuengirola, all received Blue Flags in 2026 (Ayuntamiento de Fuengirola (opens in a new tab)). If you want to live by the beach in a compact town, Fuengirola is the natural choice.

Who each place suits
Fuengirola suits buyers who want a beach-town setting with C1 stations and the Nordic schools within the municipality; a home near the centre or Los Boliches can put many everyday services within walking distance.
Mijas suits buyers who want more space for their budget, a choice of village, coastal and golf settings, and Fuengirola next door.
